Rooms and Rates
All rates are quoted in euros (€) and are charged per Room, per night.
Extras
Extra beds, services, or amenities that are not included in the rate may incur additional charges.
Age Restrictions & Capacity
Guests must be at least 18 years old to stay at the property. Friendly Hills does not accommodate minors under any circumstances.If a reservation is made by or for a guest under 18 years old and falls outside the free cancellation period, the booking will be cancelled, and the reservation amount will not be refunded.

Availability and Prices
Rates are subject to change without prior notice. All bookings are subject to availability at the time of reservation. -
Guests are encouraged to complete bookings and payments online. Cash payments are not accepted upon arrival. For secure transactions, we use Stripe, ensuring the protection of your payment information.
An invoice will be issued under the reservation name. If you require a VAT number or prefer the invoice to reflect a different name or company, please let us know in advance, before check-out.

Standard Rate
Free cancellation or modification up to 48 hours (2 days) before check-in.
A valid credit card is required to guarantee the booking.
The total amount, including extras, will be charged 2 days prior to check-in.
Cancellations made within 2 days of check-in are non-refundable.
No-shows are charged the full reservation amount, including extras.
Example:
If your check-in date is August 15, you may cancel or modify free of charge until August 12 at 23:59.Non-Refundable Rates
Full prepayment is required at the time of booking.
No cancellations, modifications, or refunds are allowed.
A valid credit card is required.
The full amount, including extras, is charged immediately.
Cancellations, modifications, or no-shows are non-refundable.
General Notes (Applies to All Rates)
All cancellations, if permitted by the chosen rate policy, must be made through our online platform or the platform where the reservation was booked. A cancellation is only considered confirmed once written notification has been received.
Refunds, if applicable, may take up to 30 days to process, depending on your bank.
No refunds are issued for no-shows, early departures, booking errors, unused vouchers, or disruptions such as flight cancellations or delays.
We reserve the right to modify, alter, cancel or substitute any part of our services when reasonably necessary. In such cases, we will provide the option of free cancellation.
No-Show Policy (Applies to All Rates)
If the guest fails to check in by 8:00 AM on the day following the scheduled check-in date, the reservation will be considered a no-show. The booking will be automatically cancelled, and 100% of the reservation amount will be charged, with no right to reimbursement or credit.

Check-in time is any time after 4:00 PM.
Check-out time on the day of departure is 11:00 AM. Failure to vacate the property by this time may result in the charge of an additional night.

Friendly Hills and its owners, directors, management, and staff are not liable for any injury, illness, death, loss or damage experienced by guests while on the property or traveling to or from it.
Friendly Hills and its owners are not responsible for the loss or damage of personal belongings, regardless of cause.

Any complaint regarding the booking service must be submitted in writing or by email to ola@friendlyhills.pt as soon as possible.
Complaints regarding your stay should be brought to the attention of the management during your visit to allow for prompt resolution. If the issue is not resolved to your satisfaction, we would be thankful if you would send a formal complaint in writing to ola@friendlyhills.pt.

Smoking Policy
Smoking is strictly prohibited in all areas of the property, including inside rooms and near windows.If any smoke odor is detected in a room at the time of check-out, or if a member of staff observes a smoking infraction at any time during the stay, the guest responsible for the booking will be charged an additional fee of €200 to cover cleaning costs and any potential loss of use of the room.
The guest responsible for the reservation of the room where the infraction occurred will be held liable for this charge, and no claims, complaints, or requests for refunds will be accepted regarding this fee.
The property is not required to provide proof of the infraction, and by agreeing to these Terms & Conditions, the guest acknowledges and accepts this policy.
Media UseCommercial photography, video production, or content creation for advertising or promotional purposes is strictly prohibited without prior written permission. All such requests must be discussed before booking.
Animals
Animals of any kind are not allowed on the property. Violation of this rule may result in additional cleaning fees and immediate cancellation of the stay without refund.
Property ConditionGuests are expected to leave the property in the same condition as upon arrival. While no damage deposit is required, guests are fully liable for any damages or losses.
Removal of ItemsAll furnishings and items within the accommodation are the property of Friendly Hills. Guests may not remove any items from the property, even temporarily. Charges will apply for missing or damaged items.
Behavior
Guests are expected to behave respectfully toward other guests, staff, and the property.
Aggressive, abusive, or disruptive behavior, failure to follow property rules, or any other form of misconduct may result in immediate eviction without refund. In such cases, the situation will be assessed by the person in charge of the property at that time. Their decision is final and not open to dispute.
If a guest is asked to leave the property due to any type of misconduct, they are not entitled to any compensation, refund, or reimbursement, and cannot file a complaint regarding the termination of their stay.Shared Spaces
Please respect others by keeping shared areas clean and quiet.Noise is not allowed after 10pm, including inside the rooms.
Personal belongings left unattended in common spaces may be removed by staff.
Non-ComplianceFailure to comply with these terms may result in additional charges, including those for damages, unauthorized media use, or violations of property policies.
